What this is
First Home Stack is a free, independent educational tool for people buying their first home in British Columbia. It helps you see how cash savings, an FHSA and the Home Buyers' Plan can add up to a down payment, and roughly what you will owe at closing in BC property transfer tax and (on new homes) GST.
Who runs it
First Home Stack is an independent educational project. It is not a brokerage, it does not offer real estate services, and it is not connected to any brokerage, lender or government body.
What it is not
- Not a brokerage. No one here acts as your agent, and nothing here creates a client relationship.
- No listings. There are no property listings, MLS® or CREA data, or home searches on this site.
- No lead capture. There is no "contact an agent" form and your numbers are never sent to anyone — the calculators run in your browser.
- No lender or mortgage recommendations. The site does not rank, recommend, or link to lenders, brokers or mortgage products.
- Not tax, legal or financial advice. Results are estimates; see Disclosures.
How the numbers are kept honest
Every rule the planner uses (FHSA, HBP, minimum down payment, BC property transfer tax, the BC first-time buyer exemption and the new-home GST rebate) is listed in the Rules tracker with its official source link and the date it was last checked, which is shown at the top of every page. How each calculation works, and where it simplifies, is on the Methodology page.
